The Assessors Department is responsible for accurately determining the value of property located within the Town of Machias for the purpose of taxation. Assessors are obligated under law to assess all property at its just value as of the 1st of April each year. This department is also responsible for the administration of all property tax data records. We maintain accurate parcel ownership (data) based upon recorded property transactions we receive from the Registry of Deeds and all map data pertinent to accurate parcel identification.

ASSESSOR’S REPORT FOR 2015 – 2016
This is my 22nd annual report to the citizens of Machias.
The most recent analysis of assessed values compared to sale prices of residential properties in Machias showed that, on average, houses are assessed at 107% of market value. The prior year it was 106%. The year before that it was 105%. While there is anecdotal evidence that the Washington County real estate market it becoming more active, this three year statistical trend of slowly sinking values does suggest that a valuation adjustment is in order. For 2016 an increased amount of physical depreciation is being applied to residential buildings. Most houses, and mobile homes, will see a decrease in the building valuation.
Most home owning residents of Maine are eligible for a Homestead Exemption. Last year Machias homeowners saved $236.90 on their property tax bill. You must apply to get it. You only need to apply once. Applications are available at the Town Office or online. Veterans who served in the armed forces of the United States during a federally recognized war time period who are 62 years old or older or totally disabled should determine if they are eligible for a Veteran’s Exemption. Unremarried spouses of deceased eligible veterans may also be eligible.
At the time of this report it is too early to predict the precise impact new construction in Machias will have on the total value of taxable property. The completion of the addition to Maine Wild Blueberry’s (Cherryfield Foods Inc.) freezer facility and associated equipment has increased the total taxable valuation again this year.
As a part-time contracted Assessor, I am available at the Town Office on selected Tuesdays. Town Office staff will take messages, make appointments and, if necessary, relay urgent information.
